On paper, 14021 Livingston Street in Tustin, California almost doesn’t make sense.
It’s a three-bedroom, two-bathroom home built in 1948, with approximately 2,130 square feet of living space, sitting on just over half an acre in the heart of Tustin’s 92780 ZIP code.
Yet the surrounding neighborhood tells a very different story.
Drive through the area today and you’ll find a collection of homes primarily developed years later, many dating to the early 1960s. Then, tucked among them, is this older home on an unusually large piece of land.
Why?
The answer goes back to when this part of Tustin looked very different.
Before the Neighborhood, There Was an Orange Grove
In 1937, my client’s great-aunt, Faye, acquired approximately 10 acres of orange grove in what was then the unincorporated Tustin area.
This was long before the suburban neighborhoods, cul-de-sacs, and residential development that define much of Tustin today.
In 1948, Faye’s husband, Bill, built the home that still stands at 14021 Livingston Street.
The custom-built residence included three bedrooms, two bathrooms, and approximately 2,130 square feet of living space. At the time, it sat alongside a quiet county road surrounded by agricultural land.
Traffic through the area looked nothing like it does today. This was citrus country, and much of the activity revolved around growers moving fruit from the surrounding orchards toward local packing houses.
The house wasn’t originally built inside a suburban neighborhood.
The neighborhood came later.
How Tustin Grew Around the House
By the 1950s, Tustin and the surrounding unincorporated areas were beginning to change rapidly.
Orange groves that had defined the landscape for decades increasingly gave way to residential development as Orange County's population grew.
By 1956, the nearby roadway was known as 17th Street.
Then, around the end of the decade, Tustin builder John Lyttle and the Smith Brothers were developing homes in the surrounding area.
Historical aerial photographs help tell the story.
What had once been agricultural land was gradually divided and developed into residential streets and homes. The original orange grove disappeared piece by piece, while the 1948 residence remained.
That history explains something that otherwise seems strange today.
The house at 14021 Livingston Street is older than much of the neighborhood around it because it was there first.
A Rare Half-Acre Property in Tustin 92780
Today, approximately 0.59 acres remain with the original residence.
That alone makes 14021 Livingston unusual within the Tustin real estate market.
The property offers:
3 bedrooms
2 bathrooms
Approximately 2,130 square feet
Approximately 0.59-acre lot
Built in 1948
Located in Tustin, CA 92780
Offered at $1,649,000
But the numbers only tell part of the story.
The property's size and configuration are remnants of an earlier version of Tustin, before the surrounding orange groves were replaced by suburban development.
That is increasingly difficult to find in central Orange County.
More Than a House for Sale in Tustin
There are plenty of homes where the story begins with the builder and the subdivision.
This one is different.
Its history begins with an orange grove.
For buyers searching for homes for sale in Tustin, particularly those looking for a larger lot, an older home with character, or a property that doesn't fit neatly into a typical subdivision, 14021 Livingston Street represents an unusual opportunity.
It also provides something that's becoming increasingly scarce in Orange County: land.
A lot approaching 0.60 acres provides possibilities that simply aren't available with many conventional Tustin properties. Whether the next owner is attracted to the existing 1948 home, the outdoor space, future improvements, or simply the privacy that comes with a larger parcel, the property offers flexibility rarely found in this location.
A Surviving Piece of Tustin History
One of the things I enjoy most about selling real estate in Tustin and North Tustin is discovering properties that explain how the community developed.
Sometimes you have to look beyond the MLS description.
Old deeds, aerial photographs, family history, original subdivisions, and the remaining architecture can reveal why a property looks the way it does today.
14021 Livingston Street is a perfect example.
If you've driven through this part of Tustin and wondered why this house and its property seem different from everything surrounding it, now you know.
The house didn't come after the neighborhood. The neighborhood grew up around the house.
